Job Title	Investment Lands Asset Manager
Job Description	The Office of Hawaiian Affairs (OHA) is seeking an experienced commercial real estate professional to join its Land Division as Investment Lands Asset Manager. This position helps manage OHA’s portfolio of commercial properties and investment lands and supports the planning, development, acquisition and disposition of real estate assets. The position is well suited for a hands-on real estate professional with experience in asset management, property management, leasing, financial analysis and real estate transactions.
Key Responsibilities:	Manage the day-to-day performance and operations of OHA’s commercial real estate portfolio. Coordinate with third-party property managers, leasing agents, contractors, consultants and legal counsel. Negotiate and administer leases, licenses, easements, rights of entry and other real estate agreements. Monitor property conditions, maintenance needs, budgets, rent rolls and capital requirements. Evaluate property performance, risk and opportunities to improve long-term asset value. Prepare and review financial analyses, property pro formas and investment return metrics. Support due diligence, acquisitions, dispositions, redevelopment and other real estate transactions. Build productive working relationships with tenants, government agencies, consultants and other real estate professionals.
Qualifications:	Bachelor’s degree in real estate, business, land use planning or a related field, or equivalent combination of education and experience. Minimum four years of progressively responsible commercial real estate, asset management, property management, leasing or transaction experience. Strong understanding of commercial leases, property operations, budgeting, financial analysis and real estate valuation. Ability to prepare and analyze pro formas and investment metrics including ROI, IRR, NPV, cash-on-cash return and debt service coverage. Strong negotiation, communication, organizational and problem-solving skills. Experience with Excel and commercial real estate software such as ARGUS is desirable. Valid driver’s license required.
Pay:	$69,600 to $88,152 annually. Starting salary may be within the posted range based on qualifications.

Salary range is $69,600 to $88,152 annually, based on qualifications. The position is based on Oʻahu and requires regular in-person attendance.
